$199 Home Assessment · one-time, included with membership signup
Think of it as a CarFax for your home: a full top-to-bottom assessment with an in-depth written report on your major appliances, systems, and safety items. Available only with an Essentials or Complete membership — not sold separately.
We'll also build out your home profile — model numbers, serial numbers, install dates, filter sizes, and more — the same way a shop keeps a service record for your car. That way every visit starts with us already knowing exactly what we're working with, and we update your profile after every visit so you always know what's been done and when.

Most water damage starts small — a slow leak, a clogged line, a filter nobody checked. We come out quarterly to check the systems that cause the most damage when they're ignored.

Materials not included
Materials are not included in membership pricing. Homeowners are welcome to provide their own filters, batteries, and other parts, or we're happy to supply and install them for an additional cost, billed directly to the homeowner.
Membership provides preventive maintenance only and does not guarantee that water damage or system failures will not occur. Our visits are designed to help identify potential issues early and reduce the risk of damage.

| Home Assessment ($199 one-time) Most homeowners don't know how to shut off their water during an emergency — and rarely have the tool to do it. During your Home Assessment visit, we'll give you a water meter key and show you exactly how to shut off the main water line, so you can stop a leak fast and prevent costly water damage. | Included | Included |
| Water heater flush One of the most common failures that cause significant water damage. It is recommended to flush your water heater once a year to help prevent sediment buildup and performance issues. Flushing your system is one of the most effective ways to extend your water heater's lifespan and keep it performing at its best. | Included | Included |
| Dishwasher filter / catch can clean out Prevent clogs by doing routine maintenance on high-use appliances such as your dishwasher. Did you know that your dishwasher has a filter / catch can that can cause water backup? | Included | Included |
| Replace air filters It's critical to replace your air filters on a regular basis, especially here in Texas with various allergens, dust, pet dander, etc. It's estimated that maintaining your air filter regularly can save you 5-15% off your energy bill, which equates to roughly $450 a year. | Included | Included |
| Check smoke & carbon monoxide detectors Make sure your smoke & carbon monoxide detectors are not expired and are fully operational. We'll replace the battery on an as-needed basis. | Included | Included |
| HVAC drain line clearing A clogged HVAC drain line is one of the most common hidden causes of water damage, often leaking into ceilings, walls, or flooring before anyone notices. Clearing it regularly heads off a costly repair — and spares you the separate service-call fee an HVAC company would charge just to clear one line. | Included | Included |
| Light bulb replacement Easy to put off, but climbing a ladder for hard-to-reach fixtures is exactly the kind of small job that turns into a hired-out task if it's left alone too long. We handle it on every visit, so it's one less appointment to schedule and one less thing to pay someone else for. | Included | Included |
| Refrigerator water filter replacement An overdue filter affects your water's quality and taste and puts extra strain on your refrigerator's system over time. We include a filter with every visit, so you're never paying retail prices or keeping track of the replacement schedule yourself. | Included | Included |
| Inspect toilets and sinks for leaks A slow leak under a sink or inside a toilet tank can run for months unnoticed, quietly driving up your water bill and risking damage to cabinets and flooring. Catching it early during a routine inspection is far cheaper than the repair — or the water damage restoration — after the fact. | Included | Included |
| Door hinge lubrication A small, easy-to-skip task, but squeaky, sticking hinges wear down hardware faster and usually only get handled when you're already paying a handyman for something else. We take care of it automatically, every visit, at no extra charge. | Included | Included |
| Garage tune-up (2-car garage)$199 value Garage door springs, cables, and openers see heavy daily use and rarely get attention until something breaks — usually at the worst time. Booked on its own, a garage door tune-up typically runs $199; it's included at no extra cost as part of your membership. | Included | |
| HVAC tune-up (Spring / Fall, up to 2 units)$240+ value Seasonal HVAC tune-ups catch small issues before they turn into a breakdown during a Texas summer or a cold snap, and keep your system running efficiently so you're not overpaying on energy bills. Booked separately, this typically costs $240 or more per visit — it's included twice a year with your membership. | Included | |
| Protect pipes & hose bibs during hard freezesIncludes faucet covers Texas freezes catch a lot of homeowners off guard, and a single burst pipe or hose bib can cause thousands of dollars in water damage. We winterize your exposed plumbing and include faucet covers before the cold hits — a service that runs $99 on its own. | Included | |
| Irrigation winter prep An irrigation system left full of water when a hard freeze hits can crack pipes, valves, and the backflow preventer — damage that often isn't found until spring, after a lot of water (and money) has already been wasted. We blow out your lines and winterize the system before the cold sets in. | Included | |
| Pest control Routine pest control keeps small problems from becoming a full infestation, and it protects the wiring, insulation, and structure of your home from pest-related damage. A standalone quarterly pest control plan typically runs $149 per visit — it's built into your membership at no extra charge. | Included | |
| Clogged sink / shower drain clearing (once a year)$400+ value A clogged drain is one of the most common — and most avoidable — service calls homeowners pay for. A single drain-clearing visit from a plumber can run $400 or more; it's included once a year as part of your membership, so a slow drain never turns into an out-of-pocket surprise. | Included | |
| Discounted handyman services Need something fixed that's outside the membership? Members get a discounted rate on any handyman job around the house, instead of paying full price for a separate service call. | Included | |
| Access to our trade partners For specialty work outside what we handle directly — electrical, roofing, inspections, and more — members get a direct line to our vetted network of trade partners instead of having to find and screen a contractor on their own. | Included |
